What has changed since the early headline deals is process. The conversation is less “will anyone take crypto?” and more “which path fits this building, this title company, and this tax picture?” Some developers market wallet-to-wallet acceptance. Others partner with payment processors that convert digital assets to U.S. dollars before funds reach escrow. Brokerages have stood up dedicated crypto desks. Specialty lenders advertise crypto-backed deposits and mortgages.

Title and escrow will expect identity verification, beneficial-ownership clarity when entities are used, and a clean paper trail from wallet or exchange through conversion to cleared bank funds.

Crypto-to-USD conversion into traditional escrow
The most common path. A regulated exchange, OTC desk, or developer-appointed processor converts assets to dollars; escrow receives a standard wire. Sellers and underwriters see a cash-equivalent close. Platforms such as payment processors used by major developers (for example, Shift4 on reported PMG Florida programs) formalize KYC and contract addenda for this flow.
Direct wallet-to-wallet
In April 2025, Rilea Group and Ciprés publicly announced a direct wallet-to-wallet Bitcoin sale at The Rider Residences in Wynwood — widely reported as Miami’s first of its kind for a residential condo unit. Coverage described settlement via Kraken between wallets, with subsequent escrow and compliance steps still relevant for deposits. Treat current availability as reported / inquire. This is the only residential wallet-to-wallet program we name.
Crypto-backed financing
Milo, reported in partnership with The Rider Residences, markets products that use digital assets as collateral so buyers can meet deposits or finance without a full liquidation. Terms, LTVs, and eligibility change — always inquire and obtain independent advice. We do not name a second building for this path.
