Advisory

Buy Miami Real Estate with Cryptocurrency

Miami remains one of the few U.S. luxury markets where crypto-origin capital, international liquidity, and branded residential product intersect daily. B&S Luxury helps sophisticated buyers navigate developer programs, conversion logistics, and compliant closings — without treating digital assets as a gimmick.

Why Miami for crypto-origin capital

Yes — you can buy Miami real estate with Bitcoin, Ethereum, or a dollar-linked stablecoin, in the sense that many purchases are funded with crypto-origin capital. Most Miami-Dade closings still settle in U.S. dollars through traditional title and escrow, with rigorous KYC and source-of-funds documentation.

Miami’s identity as a crypto-forward city is not marketing alone. Public leadership, a dense international buyer base, and a pipeline of pre-construction and branded residences have made South Florida a practical destination for holders of Bitcoin, Ethereum, and dollar-linked stablecoins who want real assets — waterfront, skyline, or club-level living — without abandoning the optionality of digital wealth.

What has changed since the early headline deals is process. The conversation is less “will anyone take crypto?” and more “which path fits this building, this title company, and this tax picture?” Some developers market wallet-to-wallet acceptance. Others partner with payment processors that convert digital assets to U.S. dollars before funds reach escrow. Brokerages have stood up dedicated crypto desks. Specialty lenders advertise crypto-backed deposits and mortgages.

B&S Luxury sits on the advisory side of that stack. We do not operate as an exchange, custodian, or bank. We curate inventory, open the right developer and title conversations, and introduce independent professionals — tax, legal, settlement — so your purchase reads as a serious Miami transaction, not an experiment.

How crypto-funded purchases actually close

In practice, buyers encounter three workstreams that must stay aligned.

International buyers often choose Miami precisely because banking friction at home makes digital assets a more liquid bridge. That advantage only holds if conversion, wire windows, and association or developer deposit calendars are sequenced correctly — especially on pre-construction schedules.

01

Offer and contract

Pricing is almost always expressed in U.S. dollars. Timing language around conversion, proof of funds, and deposit deadlines matters as much as the headline price.

02

Compliance

Title and escrow will expect identity verification, beneficial-ownership clarity when entities are used, and a clean paper trail from wallet or exchange through conversion to cleared bank funds.

03

Tax and basis

Under U.S. federal rules, cryptocurrency is generally treated as property. Using appreciated crypto to fund a purchase can be a taxable disposition. That is separate from the deed transfer itself. Model it early with your own counsel; we will not give tax advice.

Pathways buyers use today

Crypto-to-USD conversion into traditional escrow

The most common path. A regulated exchange, OTC desk, or developer-appointed processor converts assets to dollars; escrow receives a standard wire. Sellers and underwriters see a cash-equivalent close. Platforms such as payment processors used by major developers (for example, Shift4 on reported PMG Florida programs) formalize KYC and contract addenda for this flow.

Direct wallet-to-wallet

In April 2025, Rilea Group and Ciprés publicly announced a direct wallet-to-wallet Bitcoin sale at The Rider Residences in Wynwood — widely reported as Miami’s first of its kind for a residential condo unit. Coverage described settlement via Kraken between wallets, with subsequent escrow and compliance steps still relevant for deposits. Treat current availability as reported / inquire. This is the only residential wallet-to-wallet program we name.

Crypto-backed financing

Milo, reported in partnership with The Rider Residences, markets products that use digital assets as collateral so buyers can meet deposits or finance without a full liquidation. Terms, LTVs, and eligibility change — always inquire and obtain independent advice. We do not name a second building for this path.

B&S Luxury’s role on all three: match the pathway to the asset, the developer’s actual policy, and the professionals who will underwrite the close.

Can I buy Miami real estate with Bitcoin?

Yes, in the sense that many purchases are funded with crypto-origin capital. Most closings still settle in U.S. dollars through title and escrow after conversion. A smaller set of developers have publicly reported direct wallet-to-wallet acceptance — confirm building by building.

Which Miami buildings accept crypto?

Public reporting in 2025 highlighted The Rider Residences (wallet-to-wallet Bitcoin sale) and PMG Florida projects using Shift4 for crypto-to-USD conversion (including Waldorf Astoria Residences Miami). Treat these as reported / inquire. Do not assume every tower accepts digital assets.

Do I have to sell my crypto before making an offer?

Not always. Some buyers use proof-of-funds letters tied to verified holdings, then convert near closing. Crypto-backed deposit or mortgage products may allow collateralization without full liquidation, subject to lender approval and independent advice.

Is using crypto to buy property a taxable event?

Often yes for U.S. tax purposes, because the IRS generally treats cryptocurrency as property. Spending or converting appreciated crypto can realize gains or losses. This is not tax advice — consult your own advisor before you move assets.

Will the seller know I am paying with crypto?

On conversion-rail deals, the seller typically receives dollars like any cash close. On direct wallet-to-wallet structures, the developer or seller is deliberately in the digital-asset flow. We clarify which model applies before you sign.

How long does a crypto-funded closing take?

KYC, conversion windows, and wire cutoffs can add days versus a simple cash wire. Pre-clear title and your conversion partner early — especially on pre-construction deposit deadlines.

Can international buyers use stablecoins?

Stablecoins such as USDT or USDC appear in reported commercial and some residential workflows. Acceptance depends on the developer, processor, and title company. Inquire case by case.
