The Coconut Grove guide

The Grove predates the city that surrounds it and has never much behaved like it. It is low, green and genuinely shaded, built along a stretch of Biscayne Bay that is sailing water rather than ocean, with a walkable village center at its heart. The recent development here has been deliberately small in scale — a short list of low-rise, design-led buildings rather than towers — because the neighborhood's own character is the product. Buyers are disproportionately families and long-holders, which makes for a market with less speculative churn than anywhere else in the county.

The Grove is older than the city around it and reads that way: tree canopy, low buildings, a village centre that people actually walk to, and a waterfront given over to marinas and parks rather than towers. It is the part of Miami that feels least like the rest of it.

The housing is genuinely mixed — historic single-family houses on large lots, a small number of boutique buildings, and a handful of newer residences on the water. That mix is the appeal and the complication: there is no single Grove market, and comparable sales need reading with care.

It suits people who want schools, shade and a neighbourhood rather than a view line and a service model. The trade is that inventory is limited and turns over slowly, particularly on the streets buyers most want, so a search here is usually measured in seasons rather than weeks.

Buying here

Grove buildings are small and their lines are not interchangeable — a canopy view and a bay view in the same building are different assets. Elevation also matters more here than the flat map suggests; parts of the Grove sit on the ridge and parts do not.
