Fort Lauderdale's defining asset is water — not the ocean, which it shares with everyone, but the canal system behind it and the marine industry that grew around it. This is where the yachts are serviced, brokered, crewed and kept, and that infrastructure is not replicable further south. The residential market follows: waterfront houses with private dockage on the finger isles, and a beachfront tower market that has been steadily upgrading. North along the barrier island, Pompano Beach and Hillsboro Beach have absorbed much of the past few years' new oceanfront construction at prices that would not buy the equivalent in Miami-Dade.

Fort Lauderdale is a boating city first. The canal network is not a feature of the market, it is the market: a very large share of value sits in where a property is on the water, how wide the canal is, and whether there is a fixed bridge between it and the ocean.

Beyond the water, the city is a genuine one — a downtown, an arts district, a beach and a set of established neighbourhoods that are not resort stock. It has been adding residential towers along the beach and the New River, which has broadened what is available at the top of the market.

Buyers coming from Miami usually find it quieter, greener and more navigable, with more house for the money and a shorter walk to the water. Buyers who need Miami daily find the drive real. Which of those you are decides most of the question.

Buying here

For anything waterfront, the questions are ocean access time, fixed-bridge clearance on the route out, and dredged depth at low tide. A canal address without workable air draft is a different asset from one with it, and the price should reflect that.
