The Miami Beach guide
Miami Beach is treated as a single address and behaves as at least four. The south end is dense, walkable and historically protected. Mid-Beach — roughly Faena north to Indian Creek — is where the last decade's serious residential money went, and where the oceanfront floorplates are largest. North Beach is the value end and the one still changing. The bayside islands off Alton Road are a separate market again, closer in character to Venetian than to anything on Collins. Buying here without deciding which of those you actually want is the most common and most expensive mistake made on this island.
The barrier island rewards precision about which part of it you are buying. South of Fifth and the Art Deco district are walkable, historically protected and constrained in what can be built; Mid-Beach carries the largest oceanfront floorplates and most of the recent hotel-residence stock; North Beach remains the value end. The bayside islands off Alton Road behave as a separate market with their own logic.
Age is the defining question in the housing stock. Much of the island was built decades ago, and the difference between a well-run older building and a poorly-run one is not cosmetic — it shows up in reserves, in assessments and in what a lender will do. Newer construction carries a premium that is partly for the finish and largely for the certainty.
Orientation matters more here than almost anywhere else in the county. Direct ocean, oblique ocean and bay are three separate assets at three separate prices, and that spread does not narrow over time. On a barrier island the exposure also affects insurance, maintenance cycles and how the residence resells, which is why the line within the building deserves as much attention as the building.

Buying here
Ask which side of the building you are on before anything else. Direct ocean, oblique ocean and bay are three different assets at three different prices, and the difference does not close over time. On older stock, the reserve study and the structural assessment matter more here than almost anywhere in the county.
