The Venetian Islands are the compromise that turns out not to be one. They sit mid-bay on a low, slow causeway closed to heavy traffic, which makes them one of the only genuinely bike-and-walk waterfront addresses in Miami. The housing is predominantly single-family, much of it rebuilt over the past fifteen years, on lots with direct bay frontage and dockage. Buyers here are typically choosing a house and a neighborhood rather than a building and a service package — and they are choosing not to commit to either side of the bay.
The Venetian Islands are a chain of small residential islands strung along the causeway between Miami Beach and the mainland. They are walkable, low-rise, and unusually central for how quiet they are — the bay is at the end of every street.
The stock is predominantly single-family, a mix of original mid-century houses and contemporary rebuilds, on lots that are modest by waterfront standards. That combination — genuinely central, genuinely residential, on the water — is what makes the chain distinctive.
Not every lot is equal here. Which island, which side, how wide the frontage and what the causeway does to noise and light all vary within a few hundred metres. It is a market that rewards walking before buying, at more than one time of day.

Buying here
Islands differ materially. Frontage width, whether the lot faces open bay or a canal, the bridge clearance to your dock and the age of the seawall are the variables that separate two apparently similar houses. Survey and seawall condition are worth resolving before price.
