People arrive in Miami with a picture in their head, and the picture is almost always South Beach. Then they spend three months discovering that the city they actually want to live in is somewhere else entirely.

What follows is not a ranking. It is a map of who each neighborhood tends to suit, drawn from the places we work in most.

If you want a village

Coconut Grove. Tree canopy, a walkable core, two marinas, strong schools within the neighborhood, and height limits that keep new supply genuinely scarce. It suits families and anyone who wants Miami without the vertical version of it.

Coral Gables sits alongside it for similar reasons but with a different accent — Mediterranean Revival architecture, architectural review that has protected the streetscape since the 1920s, and a settled, largely local buyer base.

If you want the city

Brickell. Density, towers, the deepest new-construction pipeline in Miami, and the ability to walk to almost everything. Downtown next door offers the same urbanism with more culture and more open bayfront along Museum Park.

Edgewater is the value argument within the same conversation: bay frontage a few minutes north, at an entry point the Beach does not offer.

If you want the ocean

Sunny Isles Beach for full-service branded towers at scale and the most international resident community in the region. Bal Harbour for a village of a few blocks built around one of the great retail addresses. Surfside for a small oceanfront town that still feels like a town.

South of Fifth for the most protected corner of Miami Beach, and Mid Beach for the ocean without the traffic.

If you want boutique scale

Surfside and the Bay Harbor Islands. A low-rise town with a genuinely residential beach, and across the causeway a run of well-designed buildings that are typically under fifty residences. Water on nearly every block and Bal Harbour Shops a short walk north.

If you want an island

Key Biscayne, reached by a single causeway and bounded by state park at both ends. Fisher Island, reached only by ferry. The Venetian Islands and the Sunset Islands for low-rise homes with dockage between the Beach and the mainland. Star, Palm and Hibiscus for guard-gated estates that come to market perhaps a handful of times a year.

The advice worth giving

Do not choose a neighborhood from a website — including this one. Choose two or three from the descriptions, then spend an ordinary weekday evening in each. The neighborhood that feels like relief rather than effort is usually the one.

Then we do the financial work properly: supply, pricing, what is entitled nearby, and what a residence there is likely to be worth when you want to leave it.
