There is more high-end residential product under way in South Florida than at almost any point in this market’s history. Hospitality brands, fashion houses, internationally recognized architects — the pipeline runs from Brickell to Palm Beach and shows no sign of thinning.
Rather than rank projects, which would age badly and tell you little, here is how we read the pipeline when someone asks what is worth attention.
Where the concentration is
Brickell holds the largest single cluster, with new towers along the avenue and at the mouth of the Miami River. Downtown is being rewritten by hotel-branded product along Biscayne Boulevard, facing Museum Park.
Edgewater is the most concentrated waterfront story — a narrow strip of bay frontage being rebuilt almost entirely within one cycle. And West Palm Beach has moved faster than any market in the region, driven by financial firms relocating from the Northeast.
What separates the serious projects
- A developer with completed South Florida buildings you can go and stand inside
- A parcel whose principal asset — frontage, park, waterway — cannot be built out by a neighbour
- An architect and interior designer engaged for the design rather than the press release
- A brand that operates the building rather than licensing its name to it
- A price that can be justified against what else delivers in that neighborhood in that year
What to be careful about
Two things. The first is delivery risk on projects that are being marketed well ahead of financing. The second is view risk on sites where the selling point is an outlook over land somebody else can develop.
Neither is a reason to avoid pre-construction. Both are reasons to ask specific questions before a deposit, and to read the answers in the offering documents rather than hear them in a gallery.
