Bal Harbour is barely half a square mile and is organized with unusual clarity: the Shops on one side of Collins, the oceanfront buildings on the other, and a village administration that keeps both in order. It has been the region's luxury-retail address since the sixties and remains so. The residential stock is a small, well-known set of oceanfront towers — the St. Regis and the Oceana among them — and the market is correspondingly narrow and slow-moving, which is precisely what its buyers want from it.
Bal Harbour is a very small village at the north end of the barrier island, and its scale is the point: a short run of oceanfront buildings, a marina on the bay side, and a shopping street that draws people from well beyond the village itself.
The residential stock is almost entirely oceanfront and mid- to high-rise, much of it long-established and well maintained, with a smaller number of newer buildings. Because the village is effectively built out, this is a market of existing residences rather than of pipeline, and availability in the better lines is genuinely limited.
It suits a buyer who wants the ocean, a short walk to a serious shopping street, and very little else happening — the village is deliberately quiet. Surfside sits immediately south and Sunny Isles immediately north, and the three are often compared, but they are not the same purchase.
