Surfside is a nine-block town that has kept a low profile in every sense — height limits, a residential main street on Harding, and a beach that is used by people who live there. Behind it, across the Broad Causeway, the Bay Harbor Islands have become the most active small-building market in the county: a steady run of boutique low-rise projects on land that was previously mid-century walk-ups. The two together make a coherent submarket for a buyer who wants the north beach without the towers.
Surfside is a low-rise town between Bal Harbour and Miami Beach with a genuine main street, a public beach and a residential character that is closer to a small town than to a resort strip. It is walkable in a way that most of the barrier island no longer is.
The building stock is mixed: older low-rise on the western streets, a line of oceanfront buildings, and a small number of newer branded residences that have changed what the top of this market looks like. The town also has some of the strictest height and massing rules on the island.
Buyers arrive here for the balance — beach and quiet without isolation, and a school and shop run that works on foot. The trade is that inventory is small and the town is not adding much, so the search is defined by what exists rather than by what is coming.
